At the settlement table, the settlement agent is usually the one explaining the loan documents to the buyerss/refinancers. Rest assured, our settlement agents are highly trained and explainthe documents fully and accurately so that the buyers/refinancers know exactly what they are signing.

What sets Covenant Title Corporation apart from other title companies?
Though we provide the same general services as other title companies, from the title search and examination to the settlement table and post-closing, the small size of our company allows for personal contact when you call with questions, and personal care when you send us your business. Unlike larger companies, we do not operate like a factory, and your file will not get lost or delayed in the shuffle. We are quick to prepare files, and we aim to have everything as far in advance as possible, as to not place undue stress on those involved.
Title Insurance
One of the most important things we do for our customers is provide title insurance to protect the purchaser from anything that may not have been known at the time of settlement. The title insurance policy ultimately says that if the status of the title is other than represented at the time of settlement, and the purchaser covered under the insurance incurs a loss due to the defect on the title, the title insurance company will reimburse the protected party for that actual loss up to the coverage amount on the policy, and will pay for all legal expenses.
Required by most lenders to insure their interest in the property, we also strongly encourage our buyers to purchase their own title insurance to protect their interest in the property. The more protection both you as the lender and your client as the borrower have, the less problems you will incur in the future.

We also offer escrow services for the purposes of 1031 "Starker" exchanges. This popular, tax-deferred method of exchanging property requires the use of a "qualified intermediary" (QI). Covenant Title Corporation can act as the QI in most such transactions.
